A Market Under Pressure

After more than ten years helping families find senior residences, I’ve seen firsthand how challenging it has become to secure an apartment in the Montreal area. Waiting lists can now stretch up to two years, and two-bedroom apartments (4½) are extremely rare — the same goes for smaller units like studios. The reality is simple: the supply of new senior residence constructions can’t keep up with the growing demand.

Limited Options and Rising Selectivity

Some availability remains, particularly for 3½ apartments, but 4½ units are increasingly scarce. Because of this, residences can afford to be more selective about whom they accept. In Montreal, there is currently one private CHSLD and several full-care residences with limited openings — though costs remain quite high. Interestingly, the Montreal West area shows slightly better availability at the moment for those seeking care units.

Rising Costs Across the Board

According to data compiled by Résidences Québec, the average rent for a non-autonomous apartment in Montreal’s West Island in 2025* is $4,902.14 per month.

On the west island, there is currently one private CHSLD and several full-care residences with limited openings — though costs remain quite high.

These figures are based on leases signed this year by our advisors. Overall, prices have increased by approximately 5–6% since last year.

For many seniors with limited financial means, these rising costs pose a major challenge.

Available Financial Assistance Programs

Thankfully, several assistance programs can help ease the financial burden:

  • Home-Support Services Tax Credit from Revenu Québec
  • Support programs offered by local CIUSSS and CLSCs
  • Special agreements between some CIUSSS and residences for the purchase of care services
