{"id":26372,"date":"2016-06-20T08:39:46","date_gmt":"2016-06-20T12:39:46","guid":{"rendered":"http:\/\/blog.residences-quebec.ca\/?p=26372"},"modified":"2019-11-18T18:04:09","modified_gmt":"2019-11-18T23:04:09","slug":"la-publication-du-rapport-sur-les-residences-pour-personnes-agees","status":"publish","type":"post","link":"https:\/\/residences-quebec.ca\/blog\/fr\/la-publication-du-rapport-sur-les-residences-pour-personnes-agees\/","title":{"rendered":"La publication du Rapport 2016 sur les r\u00e9sidences pour personnes \u00e2g\u00e9es"},"content":{"rendered":"<p style=\"text-align: left;\">La <a href=\"http:\/\/www.cmhc-schl.gc.ca\/fr\/index.cfm\">Soci\u00e9t\u00e9 canadienne d\u2019hypoth\u00e8ques et de logement <\/a>(SCHL), l\u2019organisme national responsable de l\u2019habitation au Canada depuis pr\u00e8s de 70 ans, a r\u00e9cemment publi\u00e9 les r\u00e9sultats de son enqu\u00eate dans son <a href=\"https:\/\/www03.cmhc-schl.gc.ca\/catalog\/productDetail.cfm?cat=162&amp;itm=7&amp;lang=fr&amp;sid=XfSrAPiCgkqwFGlAS0p3ypZOjIb0TWRSQornvFY3arnr1pNXscCvy81jkrAYOBdw&amp;fr=1466087703898\">Rapport sur les r\u00e9sidences pour personnes \u00e2g\u00e9es<\/a>\u00a02016. \u00a0Le Rapport sur les r\u00e9sidences pour les personnes \u00e2g\u00e9es propose une analyse du march\u00e9 des r\u00e9sidences pour personnes \u00e2g\u00e9es du Qu\u00e9bec.\u00a0Les r\u00e9sidences priv\u00e9es ainsi que les r\u00e9sidences sans but lucratif sont incluses dans l&rsquo;enqu\u00eate.<\/p>\n<p style=\"text-align: left;\">Quelques constats \u00e9mergent de l\u2019enqu\u00eate : notamment que le taux d\u2019inoccupation des places standards se chiffrait \u00e0 6,8 % en comparaison \u00e0 7,3 % \u00e0 la m\u00eame p\u00e9riode l\u2019an dernier et que <strong>le taux d\u2019inoccupation demeure plus faible pour les unit\u00e9s de type \u00ab appartement \u00bb.<\/strong><\/p>\n<blockquote>\n<p style=\"text-align: left;\">De plus, le loyer moyen des places standards \u00e9tait de <strong>1 626 $<\/strong> par mois.<\/p>\n<\/blockquote>\n<p style=\"text-align: left;\"><strong>R\u00e9gion m\u00e9tropolitaine de recensement de Montr\u00e9al<\/strong><br \/>\nPour ce qui est de la r\u00e9gion m\u00e9tropolitaine de recensement (RMR) de Montr\u00e9al, les statistiques r\u00e9v\u00e8lent que le taux d\u2019inoccupation, tout type de logement confondu, a l\u00e9g\u00e8rement diminu\u00e9 \u00e0 l\u2019exception des unit\u00e9s de type \u00ab studio \u00bb qui sont demeur\u00e9es stables \u00e0 10,3 %. En effet, le taux d\u2019inoccupation des places standards se situe \u00e0 6,2 % en comparaison \u00e0 6,7 % pour l\u2019an dernier.<br \/>\nDe plus, les appartements ainsi que les chambres simples et doubles repr\u00e9sentent la plus faible proportion de logements vacants.<\/p>\n<p style=\"text-align: left;\">Il semblerait \u00e9galement que les r\u00e9sidences \u00e9tablies en banlieue connaissent une meilleure r\u00e9ponse en mati\u00e8re de location.<\/p>\n<blockquote>\n<p style=\"text-align: left;\">En banlieue nord, du c\u00f4t\u00e9 des <a href=\"http:\/\/www.residences-quebec.ca\/fr\/residences\/laval?r=13&amp;c=&amp;cat=\">r\u00e9sidences pour personnes \u00e2g\u00e9es \u00e0\u00a0Laval et sur la Rive-Nord<\/a> le loyer moyen des places standards est le plus faible en termes de co\u00fbt (1 622 $).<\/p>\n<\/blockquote>\n<p style=\"text-align: left;\"><strong>R\u00e9gion m\u00e9tropolitaine de recensement de Qu\u00e9bec<\/strong><br \/>\nLa Capitale Nationale\u00a0pr\u00e9sente des conditions de march\u00e9 favorables : le taux d\u2019inoccupation des <a href=\"http:\/\/www.residences-quebec.ca\/fr\/residences\/quebec-rive-nord?r=18&amp;c=&amp;cat=\">r\u00e9sidences pour personnes \u00e2g\u00e9es \u00e0 Qu\u00e9bec<\/a> a diminu\u00e9 de 0,5 % passant de 4,9 % \u00e0 4,4 %.<\/p>\n<blockquote>\n<p style=\"text-align: left;\">Le loyer moyen des places standards se situe autour de 1 686 $ et son co\u00fbt maximal a \u00e9t\u00e9 atteint dans le secteur de Saint-Foy-Sillery (1 933 $).<\/p>\n<\/blockquote>\n<p style=\"text-align: left;\"><strong>R\u00e9gion m\u00e9tropolitaine de recensement de Sherbrooke<\/strong><br \/>\nLe\u00a0taux d\u2019inoccupation des <a href=\"http:\/\/www.residences-quebec.ca\/fr\/residences\/estrie\/sherbrooke?r=5&amp;c=257&amp;cat=\">r\u00e9sidences pour personnes \u00e2g\u00e9es \u00e0 Sherbrooke<\/a>\u00a0a connu une hausse. Effectivement, il est pass\u00e9 de 7,7 % en 2015 \u00e0 10,2 % en 2016. Cela peut s\u2019expliquer par le fait fait que la demande n\u2019\u00e9tait pas proportionnelle \u00e0 l\u2019offre.<\/p>\n<blockquote>\n<p style=\"text-align: left;\">Par exemple, le taux d\u2019inoccupation des appartements pour retrait\u00e9s \u00e0 Sherbrooke a fait face \u00e0 une hausse majeure passant de 5,2 % \u00e0 10,3
